Time to Invest in Italy

Time to Invest in Italy

The Italian real estate market is tipped for great times for the year 2019. Thanks to its booming tourism industry, the hospitality market in Italy has shown amazing growth over the past few years. Because of this economic boom, investors from all around the world are looking for opportunities to invest in the Italian real estate.

Another thing that tells us the potential of the Italian real estate market is the interest taken by major tourist accommodation brands in expanding their reach. Italy is only second to France when it comes to the number of accommodations.

Tourists or Investors?

Last year, Italy saw a 19.5% increase in tourist count. Most of these tours were based around leisure, recreation, and entertainment. Another report suggests that 62% of the investors are open to purchase a piece of real estate of their own when visiting Italy. Among these investors, an interesting percentage of them are open to consider to buy or villas or apartments to rent on Airbnb when not using it.

The Italian Real Estate Scenario

On average, every year the price of a property increases by 4.3%. Among the other countries in the EU, Italy has been the only one to have registered stable growth in its real estate industry.

The 2008 slump hit Italy and the prices saw a decrease of 30-35%. Since then, the market has recovered really well and the prices are not said to stabilize in 2019.

Mortgage Rates

Mortgage rates are a great way to predict market trends for a year. The current mortgage rates in Italy are the lowest in history and this presents a great time to invest in real estate.

Top Investment Destinations in Italy

As an investor, you need to follow the trends of tourism in order to unlock the full potential of your investment. Here are some cities you can invest in if you want to purchase a hotel to accommodate tourists: Venice and surrounding areas, Milano, Rome, Catania, Matera, Caserta are definitely the top six as they have recorded regular increase in arrivals.

Whereas, if you want to invest in the coastline—lookout for places in the following cities: Costa Smeralda. Capri, Taormina, and Positano (Naple).

However, you might see these locations as the ones that already have a backing, according to my opinion the list will increase because of the addition of the following hot real estate markets: Le Marche Region and Sicily will probably record a new boom in the next years. In current times, the financial condition of Italian hotels has been the best in history.
